FAQs
Common questions from owners about living at Waverly Estates. Contact the management office if you don't find what you're looking for.
No. According to the covenants and restrictions imposed by the Town of Brookhaven and the Association, each unit must be owner-occupied. Leasing or renting a unit is strictly prohibited and carries a fine of $1,000 per month.
Common charges cover the operation and maintenance of common elements, including fire and liability insurance for the buildings, water usage, landscaping, snow removal, and refuse collection.
Each unit is separately metered for electricity, which includes the power for your individual heat pump (heating and air conditioning) and hot water heater.
While the Association insures the building structure and common areas, owners are required to carry "contents insurance" (HO-6 policy) covering personal property, liability, and the interior parts of the unit structure. You must provide proof of insurance annually or face a $5.00 daily fine.
All "outdoor pets" (animals walked outside) must be registered and leashed at all times. Pets can only be walked on the East side of the main thoroughfare, and owners must immediately pick up waste. Feeding feral animals on common grounds is strictly prohibited.
Each unit is assigned one lettered parking space. Unmarked spaces are first-come, first-served. If you have more than two vehicles, you may "piggyback" park (one behind the other) in your assigned spot, provided you do not cross the white traffic line. All vehicles must be registered with the Board and display a permit sticker.
Yes. Smoking is prohibited in all common areas, which includes hallways, pathways, parking lots, and all grassy or landscaped areas.
You must report any leak to the Property Manager within 24 hours. If the leak is caused by a common element (like the roof), the Association pays for repairs; if it is caused by an interior fixture or appliance (like a toilet or dishwasher), the financial responsibility lies with the unit owner.
